I would like to thank Margaret Rome of HomeRome Realty for letting me share this post on our blog!  Margaret does a fantastic job of illustrating that agents sell real estate and NOT companies and that the real estate company is only as good as the agent you work with!

When associated with the big real estate company, I asked three questions on a listing appointment...now there are only two questions.

1-Are you 100% sure you want to sell your house?  2-Are you 100% sure you want to use me?

The third question used to be: "Do you have any questions about the company I work for?" Most times there were none but on several occasions when the brokerage was mentioned, I got this kind of response:

'Oh, I can't use you.  We once had an agent from your company and we will never use them again...or my sister used them and had a bad experience.' 

That's when I had to use this line:  ''The Hospital is Only as Good as the Doctor Who Treats You!"

There has not been that concern since going on my own as Broker/Owner of HomeRome Realty.

Tree Roots in the Sewer Line

Sewer Line InspectionOne of the benefits with purchasing a home in an established neighborhood is the beauty of mature trees.  However, with every "gimme there is a gotcha" and one of the drawbacks with purchasing a home in an established neighborhood is the potential of tree roots in the main sewer line leading from the home to the street. 

If you suspect you might have an issue with tree roots you may want to order an additional inspection of the sewer line.  The plumber will run a special camera down the line a visually inspect the sewer line for tree roots.  This inspection costs around $250 and takes approximately 45 minutes

If roots are detected you have several options, you can have the line "hydro-scrubbed" which will run high pressure water down the line to eliminate any tree roots.  The cost of this repair is $600 to $800.  However, if the main line is broke then you may have to replace the main line.  This can be quite expensive and may cost several thousand dollars

If you are purchasing a home it is always a good idea to have a home inspection.  However, sometimes you may have to have additional inspections that are beyond the scope of the normal home inspection.  When you draft the purchase agreement  so you may want to leave the option open to conduct additional inspections if necessary.  Your Realtor can help you navigate the process.

Does your yard sign have the wrong number?

Would it make much sense to post a wrong number on your yard sign?   It is now required to dial the area code in order to place a call in the Omaha area.  If you do not have the area code on your sign and the buyer is new to the area they are not able to reach you because they might not know the area code!  

If you are interviewing agents to sell your home you might want to check to see if they have the area code on their yard sign.  This small detail might seem insignificant but what if the buyer wants to see the home can not reach the agent?

Game Time

The phone is perhaps the most powerful weapon system in our arsenal.  Agents will spend thousands in advertising to make the phone ring but will feel "inconvenienced" when it actually rings.  When the phone rings it is game time - nothing is more important than when a potential client is on the line.  Here are a few basics when it comes to the phone.

1)  When it rings answer it.

2)  If they leave a message - return the call.

3)  Find out how they got your number.  This will measure the effectiveness of your marketing. 

4)  Capture the client's information.  So you can Follow up!

Do you have the right batting lineup?

Everyone knows the importance of have great photos on a listing.  Great photos can mean the difference between getting a home sold or having it sit on the market.  It is also important to look at the photo order just as a baseball manager looks at his/her batting lineup.

Currently our MLS allows you to load up to 35 photos.  However, Realtor.com will only allow up to 4 photos unless you have the enhanced listing package.  In addition to Realtor.com, many IDX programs will only have room for 10 photos.  It is extremely important if you are an agent that your first 4/10 photos are the absolute BEST representation of the home. 

Buyers like photos but save the photo of the laundry room for the very last photo in order to give the best representation of the home.

 

Generating more business by looking INSIDE your business

Agents are always looking outside their business for the magic bullet to increase their business.  Why not look inside your business to generate more business?   Instead of looking for something "new" why not look at what you already offer and look for ways to increase value. 

For example, let's say you post your listings to Craigslist.  Now, work on taking your marketing to the next level.  How often do you post your listings to Craigslist?  What format do you use?  What time of day do you post them to CL.  By looking just a little deeper you might find gaps in your business that could increase production.  Cost to do this ...FREE.

I just wanted to share an interesting story involving a local Omaha builder who is being sued by a former employee who claims she was fired because her unborn child was bringing "negative energy" into the workplace.  Here is a link to the story.

Tip#6 for Sellers: Have the furnace serviced by a HVAC technician

Here is a tip for sellers preparing to put their home on the market.  Have the furnace serviced by a licensed HVAC contractor before going on the market.  Also, make sure the company places a service sticker on the furnace showing the date of servicing.  Buyers will look at the date on the sticker and having a furnace recently serviced will give the buyer a warm and fuzzy feeling.  If money is a challenge and you can not afford to have the furnace serviced, be sure to at least change the furnace filter.

I have many opportunities to speak to agents and brokers on a variety of marketing, advertising, public relations and technology issues.  This particular topic is one of my favorites.  Have you ever heard the story of how elephants are trained to be obedient to their keepers?  Have you ever wondered why they don't just run away?  I mean, given their size and strength, why in the world would they stay chained to a post in the ground that they can easily yank out? The reason is that elephants are trained when they are very young and small and not yet strong enough to escape their bondage.  After years of futile attempts to escape, they simply accept their fate and believe that they can never leave. So these enormous, powerful animals are enslaved to their beliefs--not the chain that binds them to the post.

Perception is a powerful thing and we have seen the results of that with the consumer many times with 'the overpriced listing'.  But what many of us don't realize is that we are in bondage ourselves to our perception of many things; including sales and marketing strategies.  In an environment with such volatile change and where technology has become an integral part of our business, it's time to re-evaluate everything we know from the ground up.

How many of you have paid for lead generating programs?  And how much does it cost?  A few hundred dollars a month?  How many leads did you get?  How many did you convert?  So do the math on that for a minute and figure out your CPL (Cost Per Lead) and your ROI-(Return On Investment).

What if I told you that I knew of a system that would bring MULTIPLE active buyers to you IN PERSON?  And it would happen in HOURS---not days, or weeks, or months.  I know someone who used this system and got EIGHT new active clients in 2 hours.

It's called:  The Open House.  And the two people that got the results above with just one open house each held their opens on National Open House Weekend.  I could provide many more success stories, but this just happens to be one of my favorites.

The Open House is the new Elephant In The Room.  I believe that after years of doing the same thing over and over again, many Realtors have been missing out on a lot of activity, interest, and sales by committing themselves to bondage with the belief 'Open Houses are a waste of time'.

But consider these statistics: 87-90% of home buyers begin their search on the internet and that same percentage will contract the first Realtor they encounter.  So you are competing now on a much grander scale than ever before.  Tell me how many opportunities you have to engage that consumer--and get in front of them--before they click on an activity button that goes to Realtor X instead of you?  

The biggest and best chance you have of getting face to face with active buyers is The Open House (and home auctions).  Buyers know that they can attend an open house without having to contract an agent and more of them are going to open houses unrepresented. In terms of listing leads, this is the ONLY place that sellers can actually 'see you in action' and by inviting the neighbors of the seller, you have an opportunity to meet with them and make a connection instead of just sending them a postcard later.
