I often get asked from agents in our market. "Why are you with Alliance?, or Wouldn't it be better to be with a BIG company or a franchise?" Sometimes I have met agents who even have a sneering look when they ask me the question. However, too many agents get caught up in the company instead of realising that they are their OWN company. Agents, sell real estate ... not companies. When the consumer hires a Realtor, they are buying YOU and not the company. 43% of last years seller's found their agent by a referral. Referrals are the result of meeting the needs of consumer and customer service. The company is plays a support role in order to support YOUR business. None the less, here are my reasons why I love Alliance.
Here are my top 10 reasons why I LOVE our company.
10) Visualtour.com PAID by the company. If you do not have this program, GET IT! It automatically links to several top real estate websites and today's consumer DEMAND virtual tours. Seller's like it and it is a powerful listing tool. Our VA does the virtual tour for you. It does not get any more user friendly than that.
9) FREE COLOR copies. The pre-listing package sent to the seller HAS to have color. Especially, the property flyer for the flyer box.
8) The ability to negotiate MY commission rate.

6) FREE call capture system PAID by the company. It is even recorded for you so you do not have to have the voice of James Earl Jones. Our VA has a very happy voice that sounds great!
5) The Broker does not have his hand too deep in the agent's pocket. There are no sliding scales, etc. 75% commission split. The management is in the trenches with you selling homes in today's market, instead of telling war stories of the early 1980s when interest rates were 18%. Like the Marines, we lead from the front.
4) Alliance offers onecallshow.com PAID by the company so I have a dedicated showing line so I can sell more homes instead of being of being my own showing desk. It is great to go to a Continuing Education Class and NOT have 15 voice mails for showings. Buyer agents do not like to play phone tag to set up a showing and more importantly it is better service for your sellers.
3) Low overhead, so I'm not paying for some HUGE fancy office building. You can not sell a home in an office you have to hit the streets. In fact, in order to find our office you practically need a GPS. On google, the internet buyer could care less about your office they want to see your website.
2) The company VIRTUAL ASSISTANT makes the flyer, posts it to the MLS, uploads the seller disclosure and the lead based paint addendum to the MLS, posts a professionally looking ad to Craigslist.org, and records the agent's audio tour, plus sets up the home on onecallshow, and MAKES the visualtour for the agent. All the agent does is e-mail the labeled digital photos to the VA (Virtual Assistant) and turn in the listing paperwork to the office. Cost to the agent - ZERO!
1) We have a team atmosphere and we have a lot of FUN selling homes.
When I talk to other agents it is hard to believe that their company is not offering many of these services, many of these services are essential for marketing the home. But, does Alliance pay for a newspaper ad? Absolutely not, the average age of the newspaper reader is 52. Last years home-buyer was 34. Those folks search the web and could care less about your ad in the paper. Advertising in the paper is like running east looking for a sunset. We take a proactive and progressive approach, we want to give agents tools to sell homes today's market and not what worked in 1983. Also, we have an advantage because we realise that we have a lot to learn and we are aggressive at taking courses, seminars, and CE and bring that knowledge back to the team in order to sell more homes. We seek out the BEST instructors and learn because we understand by not being in the business for 25 years we need the knowledge. Does the company blog? Yes. Does the company have a presence on myspace.com? Yes. Is this crazy, no this is being ahead of the power curve. Did we come up with these ideas? No, we look at what other top folks are doing and how we can differentiate ourselves from the competition.
