One important part to any good working machine is how well we take of it. That will determine how long and how well it works for us. Septic systems are no different. These systems are not care free.
Tanks need to be pumped out every 2 to 5 years. The time line is based on the size of the tank and usage of it. The tank needs to be pumped when the sludge reaches 1/3 of the tank depth.
Household waste and chemicals may cause damage to the system. Avoid fat or grease going into the system as well as harsh chemicals like paint thinner, bleaches and the like. Some other pointers on what to avoid are do not do more than 2 loads of laundry in one day. Avoid doing dishes and laundry in the early morning or at bedtime.
There are things that you should do to help your system. One thing you should do is have your drain spouts directed away from your drain field. Or slope the area slightly. Another preventative measure would be to plant grass and other shallow root plants in the area. Doing this will also help prevent traffic in the drain field.
A septic system should run smoothly if it is properly maintained. It is something you should not be scared of but educated in.

Septic Systems are not common in the Omaha metro area but they are out there. To be a good Realtor, you should know the basis of Septic Systems. There is information that is basic and can help guide your client in making a good real estate decision that works best for them.
Septic Systems are an onsite system to dispose of biological sanitary waste from the home. "Black water" and "gray water" enter the septic system. Black water is human waste, grey water is waste from domestic processes like dish washing, laundry.
The system holds these wastes in an acceptable container. Usually the systems are made of concrete and sometimes steel. The septic tank should be a minimum of 10 feet from the house and buried in the ground. The tank has to have access above the soil so it can be pumped clean and inspected.
Septic Systems are not typically covered under a home warranty, I have contacted the larger companies in my area and they do not cover them.
I would also encourage any home buyers to have the septic system pumped and inspected as contingencies to the home contract. I was concerned at the cost of an inspection but it seems to be really reasonable at about $100. It just makes good sense. It is a major part of the home and if neglected or damaged can cause problems for a home owner.

How strongly do you promote your web presence on your business card? I am a firm believer in taking advantage of one of the most basic tools like a business card and finding a way to incorporate a web strategy.
If 85% of buyers find homes online, shouldn't your business card reflect a strong internet presence? Do you promote LinkedIn, Twitter and Facebook on your business card? Why not? I also believe that you should use BOTH sides of the card, and that a business card is always a "work in progress" and can ALWAYS be improved. Here is a my most recent business card and I would appreciate your feedback.

Did you know that if you are selling your home and your loan is an FHA loan secured on or before August 2, 1985 you have to give at at least 1 full calendar month written notice of payoff to the lender to avoid an additional charge of 30 days of interest?
This is something that is in many listing agreements. It is generally found in the paragraph that talks about loan information. In the standard Omaha Area Board of Realtors Listing Contract it is found in paragraph 24.
24. RELEASE OF LOAN INFORMATION ... "If the Sellers loan is an FHA loan secured on or before August 2, 1985, Seller understands that Seller must give written notice of payoff to their lender at least one full calendar month prior to actually paying off the loan to avoid lender charging an an additional 30 days of interest."
This particular provision may not apply to many sellers. However, when selling your home it is important to READ the listing contract. In fact, agents are required by state law to provide you a copy of the signed listing contract.
If you are considering hiring an agent, ask the agent to SEND you a copy of the listing agreement BEFORE you meet with them so you fully understand the terms of the contract.
